Project: 328-374 Dupont Street, Toronto
Client: Wynn Group
Architect: Regional Architects
Phases: Rezoning, Schematic Design,
This site is located along a stretch of Dupont Street and the CP rail corridor that remained an industrial outpost and railway corridor within the city’s downtown boundary. As the first rezoning application and OPA in what would become know as the Dupont Corridor Explosion, the proposal challenged some of the outdated regulations behind the Official Plan, Provincial Policy Statement, Growth Plan for the Greater Golden Horseshoe.
With only partial frontage along Dupont Street, the scheme proposed a circuit through the site maintaining the original housing stock along Dupont Street. The two high-rise towers would be composed of market and rental housing bookending the mid-rise block of artists’ live-work housing. This diverse mix of housing along with boutique commercial space and retail at grade would supplement would replace and further supplement the existing use on the site.
